Imaginics Investments, LLC will help you liquidate mortgages, deeds of trust and land or real estate contracts.

Purchase Criteria

Generally we seek 1st liens but will consider 2nd liens depending on our due diligence findings. We will look at notes on all property types including residential, multi-family, commercial and vacant land. Primarly, we seek to acquire under-performing or non-performing notes.

Commercial Acquisition Criteria


Value Add

Imaginics Investments LLC is targeting value-add investments with a focus on transitional and distressed opportunities exhibiting operational risk, as well as recapitalizations. We seek properties that require lease-up, management of near-term lease expirations, and additional capital investment to improve the asset profile and achieve stabilization. Value-add opportunities also include developments with strong pre-leasing or build-to-suits and properties with good highest and best use conversion potential. Asset quality must provide an opportunity to be a core asset upon stabilization.

Core/Core-Plus

Our core strategies focus on investment opportunities that provide our investors strong current income with attractive relative total returns. We target well leased properties in major metropolitan markets based on our market based critera and assumptions. We would like all of the properties we secure to exhibit a value-enhancement opportunity.

  • Target Markets: Major metropolitan areas in the United States
  • Property Types: Office, retail, multi-family, industrial
  • Transaction Types: Primary direct equity, joint ventures
